Ranchi, Oct 29: The Jharkhand State Housing Board (JSHB) has planned a housing colony spread over an area of 306 acres at Dhurwa in the state capital. The colony is likely to offer land plots and flats to about 6,500 families in the next three years.

“We have planned to set up a modern housing colony for 6,500 families at Dhurwa with all amenities like road, electricity, garden, school, hospital and commercial complexes from day one,” JSHB Managing Director Amit Kumar told lagatar24.com.

The board has proposed to build a township on 90 acres in the first phase, said Kumar. The master plan is at the finalisation stage and is likely to get the government’s approval within one month. Thereafter, the board will move to develop the land.

“The project will not be executed under PPP mode. It will be handled by the government itself. We will get it developed through agencies. Though these projects take time, I am hopeful that this will be ready for use within the next three years,” Kumar said.

The master plan once finalised will show how many plots and how many flats will come up in the colony. However, it has been decided to hold the online lottery for the plots in the next 3-4 months and possession can be given immediately after that, he said.

“Apart from having the modern amenities from the very beginning, you can expect the rates of these plots and flats to be lower than the market rates. The colony will house two and three BHK flats, and plot sizes of 1,200, 1,800, 2,200 and 3,200 square feet.

“Ranchi will be seeing this kind of activity after a long gap of 2-3 decades as the other housing colonies of Harmu, Argora and Bariatu last came up in the 1980s. Since then there has been a major rise in population and Jharkhand became a separate state,” he said.

The state housing board is also planning a 58-acre housing colony in Deoghar, which will be simultaneously constructed along with the colony in Ranchi. The Deoghar colony is likely to come up with plots for houses and flats for 2,000 to 3,000 families.

“The housing colony in Deoghar will come up in the outskirts as the temple city is quite congested. It will be situated 8-10 kms away from the city,” the JSHB MD said.
