Ranchi, Sept.22: The Jharkhand Real Estate Regulatory Authority (JHAREA) has rejected 10 applications for project registration.
The 10 projects whose application for registration rejected include Shiv Ganga Apartment (Rameshwaram, Bariatu), Sharma Height (Purulia Road, Kanta Toli) (Purulia road), Damini Enclave (Argora), Mahani Enclave (Millat Colony, Kanke), Kaushalya Enclave (Sarweshri Nagar, Bajra Chowk, Itki Road), Sakshi Enclave (Devi Mandap, Ratu Road), Saraswati Enclave (Argora), Yamuna Apartment (Dibdih) and Balajee Apartment (Ranchi).
Non-submission of required documents caused rejection, a public advertisement signed by chairman Seema Sinha suggests so.
A JHARERA official confirmed the development saying as many as 10 types of documents are required to be uploaded during project registration and in case of non-submission any of the documents application gets rejected.
“The 10 documents include registration certificate of firm or company in urban local body (ULB), ownership documents including sale deed, mutation, up to date rent receipt, development agreement between landowner and builder or developer, permission letter issued by ULB, performa of allotment letter issued by builder or developer to the customer, proforma of the agreement for sale between developer/builder and customer, performa of conveyance, affidavit cum declaration by the applicant, name of architect mentioned of drawing map and floor details. In case required documents are not submitted, the project is not registered,” the official said.
Asked about the consequences of rejection, the official said: “With the rejection of application for registration of project the promoter cannot advertise, market, book, sell or offer for sale or invite persons to purchase in any manner any plot, apartment or building. In case the promoter does so, the official said, it will be in violation of Real Estate Regulatory Authority-2016 Act and Jharkhand Real Estate Regulatory Rules 2017.”
