Ranchi Smart City: 41 out of 51 plots remain unsold after 10 investors’ meets

Ranchi, Feb.26: Ranchi Smart City Corporation is facing a tough challenge in auctioning off its plots though the officials are working hard to generate possibilities in the face of challenge.

 

This was reflected in observing the outcome which has come so far. The corporation could auction only 10 of the 51 plots ready for auction. For this, it organized as many as 10 investors’ meets across the country including Patna, Delhi, Mumbai, Kolkata, Bhubaneswar and Bangalore beside three main cities of Jharkhand including Dhanbad, Jamshedpur and Ranchi.

 

Though the spokesperson of the corporation Amit Kumar is enthusiastic about the outcome saying ‘the corporation so far has earned more than Rs 160 crore by spending hardly Rs 45 lakh in 10 investors’ meetings in different cities, those observing the output think otherwise.

 

“Majority of those who took the plots are locals or have a local connection. It appears that outsiders are not taking interest in Ranchi though the city is among the leading cities in the implementation of schemes and Jharkhand being number one in ease of doing business,” one of the businessmen said.

 

“In the first stage of e-auction process concluded on March 9, 2021 last year investors were invited for auction of as many as 51 plots but due to strong condition, e-auction of only 10 plots could be concluded. As many as 42 plots could not be auctioned, as the number of bidders remained less than three during the bidding process against the rule set for e-auctioning,” the businessmen said.

“Those who took plots for residential purpose include, Malti Residency Infra Projects Pvt Ltd (5.47 acre),  Manikaran Excel (5 acre), Chalice Real Estate (11.57 acre), Big Realtors JV (11 acre), Chalice Real Estate (11.57 acre), Chalice Real Estate (11.65 acre) and Big Realtor JV (7.5 acre). Those who took plots for mix use include Chalice Real Estate (2.16 acre), Malti Residency Infra Projects Pvt Limited (1.9 acre) and Manikaran Excel (2.13 acre). All are locals or have local connections,” the businessmen said.

An insider confirmed the fact but said the achievement should not be minimized.

“An area of 58 acres has been auctioned for six residential plots and three mix use plots. Ranchi Smart City Corporation will get Rs 410 crore as revenue by this auctioning. So far it has already 40 percent of the amount. The remaining amount will come gradually according to the existing rule,” the insider said

“After Bhopal, Ranchi is the second smart city among 100 cities, which could earn revenue in such a big amount in the first stage while only 9 plots could be auctioned,” the insider said.

Corporation spokesperson Kumar said the next auction will take place soon.

“After March 5, the date of the second auction will be announced. This time as many as 41 plots will be kept for auction. As there is a plan to develop Ranchi as an education hub an investors’ meet was organized in Bangalore. Response remained good. Representatives of companies working in the educational and residential sector along with many members of the Bangalore Chamber of Commerce and Industries, CREDAI Karnataka participated in the programme. Prominent among those included R.K Singh, Chairman, Indo Kids International School, Amit Srivastava, Director, Jain Group of Education, Y Prasad, MD, Gajanand Builders, Anil KKY, CEO, Rockreet Group, Raj Kumar, MD, Jonta Infra Pvt Ltd, and Sandeep, Vice President, Integra Micro. Many names are included including Kasliwal, Pankaj Mishra, CEO, Jharkhand First, KR Nanda Kumar of Karnataka Roller Flour Mills Association,” he said.
